Many investors are now turning to commercial property because of the declining housing market. Much of the reasoning has to do with the substantial tax breaks and stability in the commercial property market. Still, you need to do research and due dilligence before plunging into the commercial market.

Commercial properties include strip centers, hotels, malls, medical centers, retail stores, business and warehouse industrial property. These are operated for a profit from rental income or for capital gain tax breaks.

Here are some common commercial property types:

Office buildings: This category includes suburban garden offices, suburban high-rise offices, medical offices and central business district offices.

Apartments and multi family rentals:
These are popular with investors. Apartment financing and management is very similar to that of residential properties.

Mobile home parks:
Mobile home parks can be a good investment, not only for the land but for the residual income and resell potential.

Retail properties:
Multiple tenants occupy the spaces, and this is a good source of dependable revenue. The density of the tenants means higher monthly income.

Mixed use properties: These properties are a combination of all the above property types.

Health care facilities: They include assisted living centers and congregate care centers and nursing homes.

Motels and Hotels: The properties are categorized as either limited service or full service. - Industrial premises: These properties can be used solely for industrial purposes.

Self-storage buildings or mini-warehouses: The consumers use them for personal storage or for lease.

The rental income can be better for commercial properties and the monthly cash flow can be higher than that of residential property investment, in the same location. The profits from commercial real estate investments are definitely much higher than residential properties. So if you do your homework, investing in commercial property can be a stable choice and can give you a potentially high return on your investment.
